Top Engine Mount

So, ive confirmed what looks to be a faulty engine mount. The one below specifically.

Does the entire unit need to be changed or can I replace the rubber that goes near the top left of the unit where the top most smallish bolt can be seen?

Im keen to get this one from ebay although the guy hasnt answered my questions. Perhaps a dealer visit for a bush (if it can be bought separate) might be worth considering.

There's 3 sections which can be bought individually for about £70 each give or take. I'd change the pear-shaped mount that it sits on though. It's only about £20and is usually the part that goes

Thanks - will buy this unit and the pear shaped one that the guy is also selling. I think the pear one is OK, certain from what I can see but for the sake of saving £10 on the auction, not worth not having it.
